Lake Winnebago City Hall

The City of Lake Winnebago is an incorporated fourth-class city, consisting of elected officials, a police department, and public works.  The majority of the city is also governed by the Lake Winnebago Home Owner's Association (HOA).  The HOA maintains the lake, green spaces, parks, trails, and the Arrowhead Yacht Club (AYC).  They also govern the HOA restrictions, such as building guidelines, boat and dock restrictions, and sea wall restrictions.

$1,275 Annual Dues
$250 transfer fee
9 member HOA board, each with 3 year terms.
Office located in the City Hall Community Center

HOA Building Restrictions

  • Single Level: 1,800 sq ft on the main living area
  • 1.5 story: 1,600 sq ft on the main living area, 2,200 sq ft total
  • Two Levels: 1,400 sq ft on the main living area, 2,800 sq ft total
  • 30 ft front and back setbacks, 7.5 ft side setbacks
  • Fences and Pools must be in rear yard
  • No outbuildings

New home construction

HOA Boat Restrictions

  • Up to 3 motorized watercraft allowed to be registered
  • Unlimited non-motorized watercraft allowed to be registered
  • Max Pontoon Length is 28' (not exceeding 3,400 lbs with motor)
  • Max Fish/Ski Boat Length is 21'0" (not exceeding 3,500 lbs)
  • PWC (jet ski) limited to 800cc or 140hp.

Boat Restrictions

HOA Dock Restrictions

  • Private docks have maximum of 22' x 24' footprint
  • Roof can only cover main footprint with 1' overhang
  • Additional 4'x10' platform for PWC or Boat lift is allowed
  • Outside edge of dock can be no more than 36' from shore
  • No private dock can be built until home's build permit has been obtained
  • 2nd tier lot owners are assigned a slip in the marina docks
  • 2nd tier lot owners have an annual fee of $1,800 per year
  • 2nd tier lot owners can opt out of their fee and use on an annual basis
