Purchasing a Lot
New construction areas

The Lake Winnebago expansion will produce over 300 new home sites, as well as new amenities, walking trails, and greenspace areas.  These lake lots are divided into three specific designations, including Tier I, Tier II, and Tier III.

Tier I

  • Lakefront lot
  • Private dock access from lot
  • Additional access to water via boat ramp(s)
  • Access to all amenities

Tier II

  • No lake frontage
  • Designated slip at marina dock
  • Additional access to water via boat ramp(s)
  • Access to all amenities

Tier III

  • No lake frontage
  • No designated slip at marina dock
  • Access to water via boat ramp(s)
  • Access to rental docks from HOA (when available)
  • Access to all amenities

First Step

Schedule a tour with James or Brenton.  They will show you all available lots, existing amenities, and during the warm months, they love the opportunity to take you out on the lake!

Second Step

Meet with your builder to discuss building ideas and costs.  Don't have a builder? We have experienced builders in Lake Winnebago that can help you with this step!

Third Step

Review and sign a Lake Winnebago Lot Contract.  No lot reservations here...instead we go straight to contract!  There is a 10% non-refundable earnest deposit due at time of contract signing, and closing is typically within 60 days.

Fourth Step

CLOSING TIME!  Coffelt Land Title handles all lot closings, and will record new ownership with the Cass County Recorder of Deeds.

Fifth Step

YOU decide what is next.  There is NO timeline to build...so you can start the building process right away with your builder, or take your time to decide what to do with your new lot!
